Kraemer Development is currently under construction with a 20 acre mixed-use development along Main Street and Grand Avenue in Sun Prairie. This development consists of retail, commercial and office space, with a total build-out of approximately 80,000 SF. In addition, this project includes a single family component on the western portion that will be sold to a single-family homebuilder that is planning a 40-lot subdivision.

This project is ideally located in Sun Prairie, one of the fastest growing residential and retail areas in the state, situated immediately northeast of the city of Madison in Dane County. Sun Prairie is the fastest growing school district in state, with 8,200 students, and is one of the region's most successful employment centers with growing manufacturing, technology and entrepreneurial sectors.

This development is adjacent to Meadow View Elementary School, one of Sun Prairie Area School District's two new elementary schools that are currently under construction. In addition, our mixed-use development is adjacent to a new proposed Hy-Vee Fast and Fresh convenience store that includes a Starbucks drive-thru and fast casual dining, and a Menards store.

Phase I which is under construction will consist of buildings A1 and A2, as identified on the master plan. Building A1 consists of a 2- story, 25,000 SF building that includes 10,000 SF of office space on the second floor and 15,000 SF of commercial space on the first floor. The first floor of Building A1 has five suites that range from 1,500 to 3,800 SF and offers two drive thrus on opposite sides of the building. The second floor of Building A1 has four office suites ranging from 1,600 SF to 2,800 SF. Building A2 is a one-story 10,480 SF retail building that has four suites ranging from 1,600 SF to 2,800 SF. Additionally, there is a national, casual-themed restaurant under contract for development in Phase I.

Subsequent phases will consist of additional buildings, with buildings A4 and A5, as well as 2 additional buildings on the west side of City Station Drive.
